What Foam Does in a Central Florida House
Spray foam insulation is two liquids mixed at the gun that expand on contact and harden into a layer bonded to the roof deck, framing or block. It insulates and seals at once, which matters in Lakeland, where July highs average 92.1F, the record high is 105F, and June and July each bring close to 9 inches of rain. In this climate, the air that leaks into a house carries both heat and water, and the air conditioner has to remove both.
Closed cell vs open cell
Open-cell foam is soft and expands a great deal, filling rafter bays completely at a lower price per square foot. HomeGuide lists it at R-3.5 to R-3.7 per inch. In Central Florida, its most common job is on the underside of the roof deck, sealing the attic so ducts and the air handler sit in cooler, drier air.
Closed-cell foam cures dense and rigid, at R-5 to R-7 per inch by HomeGuide's numbers. It slows vapor, resists water and adds stiffness. It is the usual pick for metal buildings, block walls that need the most R-value in a thin furring space, and anywhere wetting is likely.
Is spray foam insulation worth it in Florida?
It depends on where it goes. A sealed attic with foam on the roof deck is worth it when the attic holds ductwork and the air handler, which is common in Florida homes. A foamed metal building is worth it because nothing else stops condensation as well. For an ordinary vented attic with no ducts, sealing the ceiling and blowing in loose fill usually gives similar comfort for less money, and we will tell you so.
The code numbers
Florida's 8th Edition Building Code, Energy Conservation, took effect December 31, 2023. The Insulation Institute's summary lists R-38 ceilings and R-13 wood-frame walls in climate zone 2, and Polk County is listed in zone 2A. Foam reaches those numbers in less depth than batts, which helps in shallow roof framing.
Cure time and safety
HomeGuide advises staying out for at least 24 hours after spraying. Foam left exposed in living or storage space generally needs a thermal or ignition barrier, and we mark where on the quote.

Spray Foam Insulation Questions
Is spray foam insulation worth it in Florida?
In the right places, yes: roof decks over attics with ducts, metal buildings, block walls being furred out, and new framing. For a vented attic with no ducts, sealing and blowing loose fill is usually the better value.
What is the cost of closed-cell spray foam per square foot?
HomeGuide lists closed-cell foam at $3.00 to $5.00 per square foot installed, compared with $1.50 to $3.50 for open cell. Depth and access change the final price.
Does a foamed attic need ventilation?
A properly sealed attic with foam on the roof deck is unvented by design. It needs the right foam depth and attention to moisture and combustion appliances. We check those before quoting.
How long do we stay out after spraying?
HomeGuide advises at least 24 hours, and longer if the product instructions require it.
