When Old Insulation Has to Go
Insulation removal and replacement is not part of every job. Clean, dry insulation can usually stay, and new material goes on top. But in Polk County, attics often have problems that make removal the right first step.
Common reasons
- Rodents and pests. Rats, squirrels and other animals nest in attics and contaminate insulation.
- Roof leaks and storm damage. Charley, Frances and Jeanne in 2004 and Irma in 2017 brought hurricane-force winds to parts of the county; wet insulation loses its value and can hold moisture against wood.
- Air sealing. A thick, dirty layer hides every leak in the ceiling; clearing it makes sealing possible.
- Odors. Musty or animal odors often trace back to the attic.
How removal works
We vacuum loose insulation through a hose into bags outside the house, so nothing is carried through your rooms. Batts are bagged by hand. HomeAdvisor lists removal at $1 to $2 per square foot, with a typical job at $600 to $1,200.
Suspect materials
Older homes may have vermiculite or other materials that can contain asbestos. Those should be tested before they are disturbed, and asbestos removal is a job for a licensed abatement contractor; HomeAdvisor lists it at $1,190 to $3,255.
Replacing it
With the attic clear, we seal the ceiling and install new insulation to at least the R-38 that Florida's code lists for zone 2 ceilings. HomeAdvisor's average for removal plus replacement is about $1,852.
